Meeting will begin at 6:00PM. However, the video feed is being opened early at 5:30 to absorb for technical glitches or user interface issues. Please bear with us as the BOD will have a lot of actions taking place at once prior to the start of the meeting.
The Greenfield Farms Homeowners Association consists of 219 properties governed by Declaration of Covenants, Conditions, Easements and Restrictions (CCERs), Articles of Agreement (AoA) and By-laws, which are enforced by the Board of Directors (BOD). Evergreen Management is a third-party company that provides financial management and collection services for GFF.
The BOD consists of homeowners who volunteer to serve for a 2-year term with the intention of upholding the standards as outlined in HOA CCERs, AoA, and By-laws to keep our neighborhood the special and charming place that it is. The Board members meet monthly to discuss various topics that arise within the Homeowners Association (HOA) including budgeting expenses, maintenance of common areas within the HOA, and concerns brought forth by fellow residents or outside entities.
The GFF Board will host its annual public meeting in January. All homeowners are strongly encouraged to attend as you will have an opportunity to provide input on current and upcoming topics.
During this meeting, new Board members are elected and the HOA’s budget and annual dues are outlined.
As of January 2025, there will be three vacant Board Member positions.
The BOD highly encourages you to consider serving on the BOD. They will be happy to provide you with more information at the annual meeting regarding the roles and responsibilities of each position for your thoughtful consideration to serve. Should you wish information ahead of the meeting, please email the BOD at bod@greenfieldfarmsnh.com.
Furthermore, if you would like your vote to be heard on matters of importance (elections, budget matters and/or motions) but you cannot be present at the meeting you may submit a proxy on your behalf. All proxies must be notarized and received by the Secretary no later than 30 minutes before the start of the meeting. If you cannot attend in person and would like to participate, please use the Zoom link above and email BOD@greenfieldfarmsNH.com for any questions or issues. Individual members will be able to vote via Zoom, but the HOA/BOD takes no responsibility/liability regarding technology degradation and/or connection issues.
We look forward to seeing and meeting you.
Sincerely,
GFF Board of Directors

Greenfield Parkway Repaving Project – from Sentry Rd. – Wallace Road (doesn’t impact entrance at Liberty Hill Rd. west to immediately past Bridge).
Greenfield Parkway Repaving Project Update: June 12, 2023
Paving will start on Monday, 6/12/23, at approximately 6:30 am, and may run as late as 6:00pm. During that time frame, the Parkway will become a one way road. Anyone entering Greenfield Farms will have to enter from Liberty Hill Road, and exit onto Wallace Road. There will be detour signs in place, but all traffic should use Meadow Road as a detour. In addition, and as much as possible, we will be detouring people around the paving using the Sentry – Tumble – Winding detour.
As always school buses will be unaffected, and signage and flaggers will be in place to assist motorists.
Greenfield Parkway Repaving Project Update: June 6, 2023 – June 9, 2023
Tuesday and Wednesday (6/6 and 6/7):
Reclaim and grading operations will occur between Sentry and the
intersection of Winding Road and Summit Road. The contractor will start at
Sentry in the West Bound Lane. Once the West Bound Lane is Complete (Late
Morning Early afternoon), the East Bound Lane of the same area will be
started, and then completed on Wednesday. During this entire operation,
Winding Road to Sentry Road detour will be in place. We would encourage
residents to use the Wallace Road end of the Development to enter and exit
the Parkway.
Wednesday – Thursday (6/7-6/8):
The Section from the intersection of Summit Road and Winding Road to Wallace
Road will be Reclaimed and graded. There will be alternating one way
traffic in this area. We encourage all residents of the development to use
the Liberty Hill end of the Parkway to enter and exit the development as
much as possible.
Friday 6/9:
Fine Grading operations will be taking place. During this time there will
be multiple pieces of equipment moving at slow rates of speed throughout the
Parkway. We would ask for the patience from drivers during this time, as
there is no effective way to detour as the equipment will be moving from end
to end. We will do our best to assist driver around the equipment as
efficiently as possible. If you have an appointment or some place to be
that is time sensitive, you should plan on giving yourself an additional 10
to 15 mins.
As always there will be flaggers and signage in place to help drivers
navigate the site.
Greenfield Parkway Repaving Project Update: May 30, 2023 – June 9, 2023
Tuesday 5/30: Pipe crossing East of the intersection of Winding Road and Summit Road.
Wednesday 5/31 – Thursday 6/1: The crew will be working in the intersection of Summit Road and Winding Road. Please avoid the area if possible. We would encourage all residents to use the Liberty Hill end of the Parkway, and the most Easterly ends of both Summit and Winding Roads.
Thursday 6/1- Friday 6/2: Working in the West bound lane West of the intersection with Duck Hollow headed towards Wallace Road.
Monday June 5th: Working West of the Intersection with Duck Hollow.
Tuesday 6/6 – Friday 6/9: Completing pipe crossings Between Duck Hollow and Wallace Road.
As always, signage and flaggers will be in place to assist motorists.
Greenfield Parkway Repaving Project Update: May 15, 2023 – May 19, 2023
The pipe crew will continue to work in the east bound lane of the parkway, headed towards Wallace Road. The inspector or superintendent will be notifying the residents that live on that section of the parkway of any impact the project will have to the access of their property as the crew gets closer to their homes.
In addition, sometime between Tuesday/Wednesday and again between Thursday/Friday, the crew will be replacing crossing pipes that go to structures in the west bound lane.
As always there will be flaggers and detour signs in place to help drivers navigate the project.
Greenfield Parkway Repaving Project Update: 5/3/2023
From May 3, 2023 – May 5, 2023, the crew will begin replacing the pipe located between Marrett and Summit in the eastbound lane. They will be in this section of roadway for approximately 2 weeks. Any resident within this zone will be contacted on a case by case basis if their property will be directly impacted. These residents should be aware of any detour signage at the bottom of their respective driveways. As always, flaggers and signage will be used to assist motorists.
As a reminder, if any resident has anything installed within 8’ of the back of the curb along the parkway (irrigation system, landscape lighting, dog fence), please mark it with flags or paint. The crew will make every effort not to damage marked items. If it is not marked and crews are unaware, damage may be more damage extensive. The Town of Bedford advises that either way, reinstallation and repair will be the homeowner’s responsibility.
Greenfield Parkway Construction Update: 4/20/23
For 4/20/23-4/21/23, construction will continue to replace pipe in the east bound lane of the parkway between Cottage Walk.
Week of 4/24/23: Construction of pipe replacement will continue in the East bound lane through 4/26/23 or 4/27/23. As always, there will be Flaggers and signage to assist motorists.
Update:
From Monday, 4/17/23 – Wednesday 4/19/23, please note that The drainage work will be continuing in the east bound side of the parkway from Marrett, East to include both intersections with Cottage Walk. For the Residents on Cottage Walk, please be aware that on Monday afternoon, or Tuesday morning you will have to enter and exit Cottage Walk near the Soccer Field, as the crew will need to cross the intersection with pipe.
As always there will be signage and flaggers to assist motorists.
Project commences 4/10/23 and expected to run through 7/4/23 with final topcoat expected this fall. Updates will be posted here so check back frequently.
Soccer field parking will be closed to the public starting on 4/10/23 as it will be used as a staging area for equipment, materials, town use. Contractor, Continental Paving, will be working from 7 am – 4 pm, Monday – Friday and will start by removing the curb at Sentry Road heading west towards Wallace Road. From 4/10/23 – 4/14/23, no detours are expected. Flaggers will be onsite to direct traffic around the crew.
Town of Bedford and Contractor will ensure every precaution is taken and accommodations are made for buses, emergency vehicles and mail delivery.
During the entire project, residents/drivers are asked to slow down and use caution when driving through the construction zone.
Thank you!
